This is my monthly market update for Lake Mary, Florida. This is a report of residential home sales for the period of February 1 - 29, 2008.
As of today there are 549 homes on the market... 500 homes have sold in Lake Mary in the past 12 months and we continue to maintain a 12 month supply.
There are currently 60 homes that are under contract, which is a steady rise over the 32 homes that were sold in February. I am currently working with several buyers who are looking for homes in Lake Mary and have seen an increasing number of homes that are in good condition and priced appropriately go under contract in less than 30 days. This is a very positive sign that buyers who have a real need for housing are ready to get off the fence and move back into the market.

Manderley is a single family home community located just North of Lake Mary Boulevard on Rinehart Road with home prices starting in the mid $200's to over $400,000. This neighborhood is located in the highly desirable city of Lake Mary and minutes from I-4, fine dining, shopping and Seminole County Schools.
As of today there are 11 homes on the market... 14 homes have sold in Manderley in the past 12 months.

As of today there are 417 homes on the market in Winter Springs... 455 homes have sold in Winter Springs in the past 12 months and if no new homes were listed it would take almost a year for all the homes on the market to sell.
There are currently 47 homes that are under contract, a sharp increase over the 24 homes that were sold in February. There are some really fine homes for sale in Winter Springs, please contact me for homes that meed your needs.

Welcome to my monthly market update for Seminole County. This is a brief report on what's selling in Seminole County, Florida for the month of February, 2008.
As of today there are 4,692 homes on the market... 4,118 homes were sold in Seminole County over the past 12 months. We continue to have over a 12 month supply of homes, this has been consistent for several months.
208 homes sold in February, even with the shorter month we had an increase over the 187 homes that were sold in January, which is a good sign. There are currently 444 under contract, which is very encouraging to see that sales actually increased in February and the rise in homes with contracts pending could be an early indicator that we are going to start to see more buyers venture back into the market.
