There are currently 31 homes for sale in Magnolia Plantation starting in the mid $400's to over $1.5 million... The least expensive home listed at $459,900 with 4 bedrooms / 2 baths, 2,251 square feet and a pool.
There are 6 homes under contract and there were no homes sold in April.

Sanford is one of Seminole County's oldest communities with a beautiful lake side historic district to new gated luxury communities. Sanford continues to grow and evolve into a wonderful place to live and work. Minutes from downtown, less than an hour from the theme parks and the beaches... There are currently 870 homes for sale in Sanford. Sales are picking up in Sanford with 112 homes currently under contract and 47 closed sales in March, there were 62 sales reported in March... I'm not concerned that market in Sanford is moving in the wrong direction though, many of those sales were builder entries that didn't accurately represent the resale market. Rest assured, Sanford is moving in a positive direction with it's current sales.

Market Report - March 2008
If you want to know what's selling in Lake Mary... You've come to the right place.
As of today there are currently 555 homes (including condos) on the market in Lake Mary. 32 homes sold in Lake Mary in April. There are 74 homes under contract, the amount of contracts that have been written is continuing to increase and this is a great sign that the Lake Mary housing market is strengthening.
The market report for Seminole County indicates the market is strengthening County wide. I'm really starting to see that we have reached a point that the inventory is stabilizing and we might be making the turn upward in sales. I don't foresee any increase in values, but a stabilization of pricing is well within reach.
And this is what I said last month...
I know that everyone, is apprehensive to say that we may have reached the bottom of the market... but like I've said, we won't know until we are on our way back up. I continue to see homes enter the market at competitive prices and those homes go under contract quickly. I wrote a contract with a buyer for a home in Lake Mary last night that has only been on the market 8 days. Sellers please listen to your REALTOR's advice about the current market conditions and what your home's value is in today's market. There are buyers out there looking for homes that are price RIGHT.

Welcome back to my monthly real estate market update for Seminole County, Florida.
Last Month's Market Update (March) - I made the following analysis:
The question on everyone's mind is have we hit the bottom? it appears that we may have reached the bottom back in January and are now at a plateau. Am I sure that we have hit the bottom and that the market is stabilizing? No one will know when we have reached the bottom until we are on our way back up, but last months sales do look promising...
What are we seeing now?
We are seeing stability in the marketplace. Inventory is leveling off along with sales and the number of homes under contract are increasing. These factors seem to indicate that we have indeed reached the bottom of the market for now and we will see changes over the next few months. I'm optomistic that we will see positive changes during the summer buying season. Please check back next month for another update.
There are currently 4,816 homes (including condos) on the market in Seminole County. Which is a decrease of a little over a hundred homes from March.
There were 282 homes sold by REALTORS and documented in the MLS (Multiple Listing Service) in the month of April. There are 619 homes under contract.
