If you want to know what's selling in Lake Mary... You've come to the right place.
As of today there are currently 575 homes (including condos) on the market in Lake Mary. 33 homes sold in Lake Mary in March, one more than in the month of February. There are 62 homes under contract, the amount of contracts that have been written is continuing to increase and this is a great sign that the local market is strengthening.
I know that everyone, is apprehensive to say that we may have reached the bottom of the market... but like I've said, we won't know until we are on our way back up. I continue to see homes enter the market at competitive prices and those homes go under contract quickly. I wrote a contract with a buyer for a home in Lake Mary last night that has only been on the market 8 days. Sellers please listen to your REALTOR's advice about the current market conditions and what your home's value is in today's market. There are buyers out there looking for homes that are price RIGHT.

Please note that the dates have changed for the Orlando Street of Dreams at Lake Club. The new opening day is May 10, 2008 and the closing day is June 22, 2008. The homes are open weekly, Wednesday through Sunday from 10 AM to 6PM.

Welcome back to my monthly market update for Seminole County, Florida.
The question on everyone's mind is have we hit the bottom? it appears that we may have reached the bottom back in January and are now at a plateau. Am I sure that we have hit the bottom and that the market is stabilizing? No one will know when we have reached the bottom until we are on our way back up, but last months sales do look promising...
There are currently 4,816 homes (including condos) on the market in Seminole County. 3,927 homes were sold in the past 12 months and we currently have over a 14 month supply . If no new homes came on the market it would take over 14 months to sell all of the homes that currently make up the inventory.
There were 251 homes sold by REALTORS and documented in the MLS (Multiple Listing Service) in the month of March. These sales reflect an 8% increase over the 208 closings that were recorded in the month of February - A positive sign! There are 478 homes under contract, which is a 9% increase over February too - Another positive sign!
