Real Estate Market Report/Conditions in Seminole County, FL as of 11/05/2007.

The following is a quick analysis of the resale home market within Seminole County, Florida for October 2007, provided by Debbie Summers, REALTORS of RE/MAX Central Realty, in Lake Mary, FL (sales information compiled from the Mid Florida Regional Multiple Listing Service).

• Properties currently active on the market: 4,849
• Properties closed in October 2007: 237
• Ratio of homes that are selling: 4.6%
• Sales pending: 388

• Properties closed in September 2007: 272
• Properties closed in October 2006: 504
• Properties closed in October 2005: 530

Sellers have to be priced with the market.  It is important to focus on the amount that buyers are paying for homes that are similar to yours.  You have to be positioned with your price and condition to be the next home to sell.  Sellers have to let go of the sale prices that their neighbors received in 2006 & 2005 and start focusing on the last sale in their neighborhood.

The bright side of the current market conditions is that buyers have some of the best homes available to choose from in years and low interest rates.  It's a great time to buy!
